Methodology
Official real-estate statistics (such as numbers of supplies by units, floor areas, demands and sales data/transaction records) are not available in Myanmar. Hence, we have conducted ground surveys to obtain the primary data of total of over 600 Nos of completed, constructing and upcoming projects that include condominium projects, multi-tenant office projects, serviced apartment projects, retail malls, supermarkets, department stores and upscale hotels in Yangon. (Some of the sales and rental information are provided by third party individuals and organizations)
We started condominium surveys in 2011, data before 2011 were obtained from another real-estate company. Survey on Office, serviced apartment, retail and hotel markets were commenced in 2013 and data are based on our own primary research on each project and the projects are dated back to 1990s.
We have been carefully tracking each of the projects in the market to produce the most relevant information. In order to provide the reference of the primary data source, we have described the detailed information of all the major projects in the project profile section.
Our writings and opinions in the report are combinations of quantitative statistics (survey and research data) and qualitative information (including market, political and economy). Moreover, market interpretations and forecasts are in correlation with real-estate economic theories (including Construction Flows and Market Equilibrium, Real-estate Shocks and Cycles, CSAMs (Capital Stock Adjustment Models), DiPW (Dipasquale-Wheaton) model and Asset price bubbles analysis models, etc).

Administrate zones by municipal are not suitable for real-estate research as fringe/suburb areas are including in same district with main urban areas thus it found irrelevant for pricings, demand patterns and supply distributions. For our real-estate research, we divided the city into five city areas and four fringe areas based on geography, demographic, economic activities and infrastructures.
